The fees a lender does not set

Two of the costs of moving a loan are government charges, not lender charges: discharging the existing mortgage from the title, and registering the new one. They are set by your state or territory land registry, they differ everywhere, and they are usually revised at the start of a financial year.

This page links to the registry rather than printing an amount. A registry page is maintained by the body that sets the fee; a number typed here would be right until the day it silently was not.

The full switching cost list

  1. Discharge fee — charged by your outgoing lender to release the mortgage.
  2. Mortgage discharge registration — charged by the land registry to remove it from the title.
  3. New mortgage registration — charged by the land registry to record the incoming lender.
  4. Application, settlement or establishment fee — charged by the incoming lender; sometimes waived as part of an offer.
  5. Valuation fee — often absorbed by the lender, not always.
  6. Fixed-rate break cost — only if you are inside a fixed term. Calculated at the time, not published in advance, so you have to request the figure in writing.
  7. Lenders mortgage insurance — only if the new loan is above 80% of value; it is not transferable between lenders.

Add those up, subtract any cashback, and divide by the monthly saving. That is your break-even month, and the calculator does the arithmetic.
