How current is this table?
As at 4 August 2026. Every row carries that date because a rate table without one is not information. Lenders reprice without notice, so treat this as the state of play on the as-at date and confirm anything you plan to act on against the lender's own terms page.
Is the lowest rate the best deal?
Almost never on its own. The advertised rate excludes fees, says nothing about what a fixed rate reverts to, and often applies only below a certain loan-to-value ratio. Compare the comparison rate, the annual package fee, the revert rate and the maximum loan-to-value ratio before the headline.
What does a cashback actually cost?
It depends on the ongoing rate afterwards and the clawback period. Divide your total switching cost, minus the cashback, by the monthly saving to get a break-even month, then check that against the minimum period you must keep the loan. A cashback attached to an uncompetitive ongoing rate is a slow loss.
Why are the switching fees not listed as amounts?
Mortgage registration and discharge fees are set by each state and territory land registry and revised at the start of a financial year. The registry pages are linked instead, because those carry the current figure and a number typed here would not.
